The Mom Project is excited to partner with a nonprofit that exists to end involuntary homelessness and create affordable housing solutions. We guide and assist owners of land to transform their underutilized property into Micro- Home Villages to better serve our neighbors experiencing homelessness. Our team works with community partners to move a project from concept to residency by providing project management, site plan development, entitlements, permits, construction, property management, and all the necessary services to ensure the success and health of the entire community. agencies and supportive services ensure that residents receive the opportunities, education, and care they need to build an enriched, dignified life. Project Manager Position Summary
Reporting to our Founders and Sr. Project Managers, Taryn and Jake, the Project Manager (PM) oversees a portion of the portfolio of projects. On individual projects, the PM oversees project management, design, contracting, and meeting facilitation throughout the lifecycle of our
community housing projects. The PM works with property owners and managers, Architects and Engineers (A&E), General Contractors, city, county, state officials, and community organizations to ensure that projects in their portfolio are launched, executed, and completed successfully and on time. The PM also supports the operations of the team and supports the Founders in current project and
new project development activities.
Onboarding approach
We want every team member to enlist their strengths, feel capable, and continuously develop their skill sets. Here is how we work towards these goals during your first year.
New hires receive individual training on operational systems and also develop their learning through project work. During your first year, you will shadow our Sr. Project Managers in tasks related to their respective projects.
Key first-year milestones
1. Interview and hire candidate - By November 2023
2. Onboard candidate and begin 6 month shadowing and leadership development - By December 2023
3. Begin project co-leadership role - by June 2024
4. Begin full ownership of portfolio of 3-4 projects - by November 2024
We will measure our progress towards the milestones we listed above through regular 1:1 check-ins on your training and projects; quarterly progress check-ins to discuss readiness for the next 90 days of progressive responsibility per the milestones listed above. An annual strengths-based progress assessment will inform how to set up the new project manager for success in their 2nd year and as they begin to manage projects on their own. Ultimately, we will work together towards the goal of completing approximately 1-2 development projects in your portfolio by the end of 2025, We will adjust our training and development plan, as needed.
Job Responsibilities
Project development
- Supports Co-founders/Sr. Project Managers in business development for new projects, co- facilitating screening meetings, touring sites, and developing draft proposals.
- Develop site-specific scope of work, project proposal, and budget, including cost, schedule, and profit estimates.
- Writes contracts and manages the contracting process with property owner, A&E, General Contractor, and funding partners.
- Coordinates with A&E on site design development, documentation, and approvals.
- Coordinates required documents for entitlements and permits and manages the end-to-end submission process, managing deadlines on all deliverables.
- Plans, develops, and executes community engagement efforts with all stakeholders.
- Co-facilitates (with General Contractor) weekly project meetings across portfolio, monitoring progress of individual project plans, schedules, and budgets.
- Coordinates and supports site inspections with city/county inspectors.
- Monitors project plan and progress for risks to timeline and budget and convenes key stakeholders as needed to develop solutions.
- Coordinates the training and materials needed by community organizations to implement resident screening and selection processes.
- Coordinates and supports community organization with preparation required to finalize the units for “move in” day. ? Coordinate property management system for completed projects.
- Coordinates in partnership with the Business Admin the recruiting and hiring of potential new staff for the Project Manager’s team, including sourcing, interviewing, and selection processes.
- Participates in the training of new hires and provides ongoing staff development for tasks and deliverables pertaining to projects.
- Supports Co-founders’ fundraising efforts by providing project-related content and updates from grant writing and presentation deliverables to project updates.
- Works with Co-Founders to prepare agenda and project updates to share with the Board of Directors.
Experience, Skills, Attributes
- Deep interest in housing systems and community housing solutions to end involuntary homelessness
- 2-3 years of program or project management experience or housing solutions programming preferred
- Ability to coordinate activities for multiple projects simultaneously and prioritize accordingly
- Ability to work and collaborate across multiple organizational functions and disciplines across construction and local government; demonstrated ability to collaborate, communicate, influence and work effectively with diverse stakeholders
- Highly organized and detail oriented
- Excellent verbal and written communication skills
- Customer service oriented
- Strong proficiency working in G-Suite tools, Microsoft Office (Word, Excel, Power Point), and other online software applications
- Ability to travel weekly across project sites across the Bay Area and Central Valley, as needed (potentially once per month)
Hours & Location
- This is a full-time, salaried position
- 40+ hours per week
- Hybrid work locations, including office in downtown Hayward, CA and remote work
