Project Manager / Estimator – Residential Construction

Hybrid: Deerfield, IL

30-hour-per-week

We are a residential development and construction company specializing in single-family homes, townhomes, and condominium communities throughout Northern Illinois and Southeast Wisconsin.


We operate as an integrated developer and builder, managing projects from land acquisition through construction and delivery, with a strong focus on efficiency, cost control, and execution.


Position Overview

We are seeking a Project Manager / Estimator to support the bidding, purchasing, and cost management of residential construction projects.


This role is ideal for someone with 2–5 years of residential construction experience who is highly organized, detail-oriented, and technology-driven.


The position will work closely with ownership and field superintendents to help manage subcontractors, budgets, and purchasing across multiple projects.


Candidates should be comfortable reading and interpreting construction drawings and specifications to understand scope and coordinate bidding. Full quantity takeoffs are not required, but the ability to understand plans and identify scope gaps is essential.


Key Responsibilities

Bidding & Scope Management

 Review and interpret construction drawings and plans to understand project scope

 Solicit and organize subcontractor bids across all trades

 Assist in comparing bids and identifying scope gaps or overlaps

 Coordinate with subcontractors to ensure complete and accurate pricing

 Support value engineering and cost efficiency initiatives

Purchasing & Subcontractor Coordination

 Assist in selecting and hiring subcontractors and suppliers

 Prepare and issue purchase orders

 Maintain consistent scopes and pricing across projects

 Communicate with vendors to ensure alignment on scope and expectations


Budget & Cost Tracking

 Assist in building and maintaining project budgets

 Track job costs and update budget information as projects progress

 Support management of change orders and cost adjustments

 Review invoices and help ensure cost accuracy and control

Project Coordination

 Work closely with project managers and superintendents to align budget, schedule, and field

execution

 Assist in coordinating project timelines and sequencing

 Ensure all project documentation is organized and current


Technology & Systems (Critical Focus)

 Maintain accurate project data in Buildertrend or similar software

 Ensure budgets, purchase orders, schedules, and documentation are kept up to date

 Utilize Excel and other tools for tracking, reporting, and organization

 Help improve internal systems and workflows for greater efficiency


Qualifications

 2–5 years’ experience in residential construction, project coordination, estimating, or

purchasing

 Ability to read and interpret construction plans and specifications

 General understanding of residential construction methods and sequencing

 Strong organizational and multitasking skills

 Comfortable managing multiple projects simultaneously

 Strong computer skills, including Excel and construction software such as Buildertrend or similar

 $25 to $35 per hour based on experience
